The easternmost portion of this segment cuts through a single <br />family residential lot on the north side of County Road B2. Although the <br />lot is relatively large (approximately .6 ac.) a newly constructed home <br />appears to have taken up most of the lot's width. It appears that in- <br />sufficient room remains for the easement necessary for the sewer. The <br />MWCC should indicate the width of necessary easements and what, if any, <br />impact this situation has on the project. <br />The western portion of Segment 4 extends from Edgerton Street northwesterly <br />to Little Canada Road. Most of the area in question consists of wetlands. <br />Consequently there appears to be little or no impact on future development. <br />This does, however, raise a concern as to the potential impact on the <br />wetland areas. <br />D. Segment 5. Approximately the eastern half of this segment consists of two <br />. alternative routings - B and C. Alternative B tunnels beneath the existing <br />warming house, fire station, Little Canada Road and the Gervais Creek Office <br />Building (approximately 700 feet of tunnel). <br />Alternative C tunnels under only the fire station, Little Canada Road and <br />the office building (approximately 300'). Presumably this means the <br />warming house would have to be moved. If so, can it be replaced in its <br />current location over the sewer easement? If not, is there room to re- <br />locate it elsewhere at that site? If this becomes a problem, possibly the <br />City should opt for Alternative B. <br />CONCLUSION <br />Based upon our review of the proposed project, the new interceptor has sur- <br />prisingly little impact on existing as well as future development in Little <br />Canada.
