MINUTES <br />Planning Commission <br />4 Oct. 7, 1982 <br />j <br />Ryan <br />Division <br />Mrs. Timmons commented that she feels the split is in compliance <br />with the lots sizes in the area <br />Mrs. Timmons moved recommendation of approval of the proposed <br />lot split of Lot 4, Block 3 Ryan Industrial Park. <br />Motion seconded by Mr. Frattalone. <br />Motion carried 7 — 0. <br />MGM Sign Mr. Norm Brody of Viking Partnership appeared before the Commission. <br />Variance Mr. Brody requested approval of a variance to the sign ordinance <br />to allow for approximately 20% of the front silouette of the <br />building for signage. Mr. Brody commented that they were also <br />asking for consideration of two pylon signs. Mr. Brody mentioned <br />that back in February the Council tabled this matter. <br />Mr. Brody commented that Viking Partnership would like a pylon <br />on Minnesota Street and Viking Drive. They are asking for <br />approximately 1200 square Eeet of total signage which includes <br />the two pylons and the front of the building. <br />Mr. Brody commented that the mall will be an attractive development <br />and asked that the tenants be given the right to advertise their <br />existence. Mr. Brody explained the special circumstances in this <br />mall situation in that the tenants will be facing towards the <br />center of the mall and not the front of the building. <br />Mr. Brody also showed the Commission photographs of the signage at <br />the Roseville Shopping Center and explained that the same signage <br />is proposed for the 'Attie Canada Mall. <br />Mr. Costa asked how much of the building is currently rented. Mr. <br />Brody replied that the mall is 77% leased. Leasees include Snyders, <br />MGM, Barkers —Cost Cutters, U.S. Video, Mountain Camper, Candy Crate, <br />an optician. There is space for a maximum of five additional tenants. <br />MGM is proposing to open on November 1, Snyders November 15 and the <br />other Ieasees about November 1. <br />'tr. Brody explained that the building will have a top canopy and <br />then beneath that there will be about 5 feet of sign ban. The ban <br />will he done in stucco. All signs must remain within this five <br />feet. <br />Mrs. Timmons asked the ordinance requirements for the pylons. <br />The Planner commented that the Council tabled action on the two pylons <br />because the property was not combined at the time this was considered. <br />Page —3- <br />n n 3 <br />
