MINUTES <br />Planning Commission <br />Oct. 7, 1982 <br />Mueller <br />Proposal <br />(Cont.) <br />Mrs. Timmons asked what would be located on County Road B. Mr. <br />Mueller replied that a bay window would be facing County Road B. <br />Mr. Mueller also stated that the building will be single story <br />consisting of 6,000 square feet. <br />Mr. DeLonais asked what type of business will be in the building. <br />Mr. Mueller replied that an accounting firm would like to move in the <br />building by January 15. <br />Mr. Mueller reported that the building could provide for more <br />parking if needed, however, he currently has enough parking provided <br />for. <br />Mr. Nielson stated that t''e new plan was O.K. The plan meets the <br />setback requirements and parking requirements. Mr. Mueller will <br />need approval of the County for the driveway. Also the grading, <br />drainage and landscape plans must be reviewed. <br />Mr. DeLonais moved approval of Phase I of the Little Canada <br />Professional Building subject to approval of site plan, grading <br />plan, drainage plan and utilities by the City Engineer and <br />further subject to approval of the County for the driveway <br />and approval of a 1at.dscape plan. <br />Motion seconded by Mr. Ducharme. <br />Motion carried 7 — 0. <br />Ryan Mr. Art Ryan' appeared before the Commission requesting approval of. <br />Property the division of Lot 4. Mr. Ryan reported that the resulting lot <br />Division would be 24,000 square feet in size. <br />Mr. Ryan reported that Mr. Larson, the owner of Lot 3 would like <br />to purchase the proposed lot and had plans for building a building <br />on it. <br />The City Planner commented that the property division conforms with <br />the City's ordinance. <br />Mrs. Timmons asked about the status of the street and utilities in <br />the industrial park. Mr. Nielson commented that the Council has had <br />discussion about withholding building permits until such time as <br />improvements are made in the park. Mr. Nielson reported that the <br />City currently has a bond to ensure that the improvements are <br />completed and the City Engineer does not see any reason why the <br />improvements will not be complete by the end of the year. <br />Mr. Ryan informed the Commission that the City is currently holding <br />a $3,000 bond to ensure that after the City overlays Ryan Drive and <br />installs the watermain, that he complete some landscaping. Mr. Ryan <br />indicated that he cannot complete the landscaping until the City <br />completes their portion of the work. <br />00 2 <br />
