The State of Minnesota will deed Parcel 1 to the City of Little Canada, and <br />the City of Little Canada will deed Parcel 2, subject to the easements, to the State of <br />Minnesota, each parcel serving as consideration for the other. <br />5. The City of Little Canada will then deed Parcel 1 to our client. <br />All conveyances must include the portions of vacated Rosedale Avenue and <br />Courtland Street abutting the conveyed property. <br />Our client has agreed to construct the single lane access running from the <br />private roadway to the utility substation in the northern portion of Parcel 2. Mr. <br />Hubbard proposes to accomplish this by salvaging the existing gravelled access and <br />using the salvaged gravel in construction of the private roadway and new access. <br />Please let us know if there are any problems with this proposal. <br />For your information, the triangular piece (Parcel 1) now owned by the State of <br />Minnesota was acquired by Warranty Deed dated August 9, 1934, and filed October 29, <br />1934, in Book 942 of Deeds, page 387. <br />I have forwarded by separate correspondence to George Gotwald at Milner W. <br />Carley and Associates the site plans, including the ponding area, and the maps and <br />descriptions forwarded to us from the State of Minnesota. <br />Once you have had a chance to review these documents, please get in touch with <br />me with any comments or questions you might have.
