equipment, change the existing grade, remove any trees, place any <br />fill, grade or pave any roadways, place any personal property of <br />any kind or make any other improvements or do any other work on <br />the Subject Property. <br />8. Mechanics' Liens. Purchaser shall pay when due <br />all sums that may become due for, or purporting to be due for, <br />any labor, services, material, supplies or equipment alleged to <br />be furnished to, in, upon or about the Subject Property and which <br />may be secured by any mechanic's, materialmen's or other lien <br />against the Subject Property and will cause each such lien to be <br />fully discharged and released at the time the performance of any <br />such obligation secured by any such lien matures or becomes due. <br />9. Compliance with Legal Requirements. Purchaser <br />shall comply with all laws, statutes, codes, ordinances, orders, <br />injunctions, rules, regulations, licenses, authorizations and all <br />development agreements of or with governments, departments, <br />commissions, boards, courts, authorities, agencies which now or <br />any time hereafter may be applicable to the Subject Property or <br />any part thereof. <br />10. Condemnation. In the case of a taking of all or <br />any part of the Subject Property, or any interest therein or <br />right accruing thereto, as the result of or in lieu or anticipa- <br />tion of the exercise of the right of condemnation or eminent <br />domain, the amount of any such award or payment to be made as a <br />result of such taking shall be received by or payable to Seller <br />and shall at Seller's election either be (i) applied to the <br />prepayment of the outstanding balance of this Contract, or (ii) <br />paid over to Purchaser for its use in the restoration or replace- <br />ment of the Subject Property so taken. It is agreed by Seller <br />and Purchaser that any such money that is not applied to the <br />prepayment of the outstanding balance of this Contract must be <br />used solely for the purposes of restoration or replacement of the <br />Subject Property; provided, however, that if this Contract is <br />paid in full, Purchaser can use the balance of any such award <br />from condemnation for any purpose. <br />
