NORTHWEST ASSOCIATED CONSULTANTS INC. <br />MEMORANDUM <br />T0: Little Canada Planning Commission, Mayor <br />and City Council <br />FROM: Brad Nielsen <br />DATE: 2 August 1982 <br />RE: Metaltronics - Proposed Site Plan and Variance Request <br />FILE NO.: 758.09 (82.18) <br />BACKGROUND <br />EDS Construction Company has submitted plans for construction of an <br />industrial building to be located on the west side of Yorkton Industrial <br />Boulevard (see Site Location Map attached as Exhibit A). <br />The proposed building measures 200' by 200' and contains 40,000 square <br />feet of area which will be used by Metaltronics for their offices, <br />warehouse and plant. The property in question measures 395' by 400' <br />and contains approximately 156,368 square feet of area. <br />ISSUES AND ANALYSIS <br />Based upon our review of the Little Canada Zoning Ordinance, the applicant's <br />site plan and past approvals for the Yorkton Industrial Park, the following <br />issues are raised: <br />1 Proposed Variance. With two exceptions the proposed site plan (see <br />Exhibit B, attached) conforms to the requirements of the Little <br />Canada Zoning Ordinance. First, the applicant has requested a variance <br />to the number of parking spaces required by the Ordinance. Although <br />the correct number of spaces has been shown on the site plan, the <br />applicant has asked that he be able to pave only the area shown as <br />shaded. While we initially saw no problem with this request, the <br />Building Official has indicated that a fire lane is necessary around <br />the building to allow access for emergency vehicles. That being the <br />case, it would seem that paving the remaining parking area at the <br />same time would be appropriate. <br />The access drives have been shown as 30' in width while the Ordinance <br />limits driveways to 24 feet. The Ordinance does provide an exception <br />to this requirement based upon approval by the City Engineer.
