Little Canada Rd. <br />Little Canada, MN 55117 <br />Gentlemen: <br />First Security Title Co. has made it a requirement to close the sale of <br />the property legally described as Lot 4, Block 1, North Payne Ave. Addi- <br />tion that a recordable instrument be obtained from the City of Little Canada <br />containing the following: <br />1. A statement that the purpose of the instrument is to define and <br />contain the roadway easement contained in document number 480039. <br />2. A statement that the road for which the easement was given has been <br />constructed, and an accurate description of the location of the <br />road. <br />3. A statement that this is the permanent location of the road, and the <br />easement is thereby constricted to the actual location of the road. <br />First Security Title Co. has agreed to allow a closing of the sale if <br />a letter of intent to provide this recordable instrument can be obtained <br />from the City of Little Canada. <br />Since the buyers of this home have obtained a mortgage committment which expires <br />on August 27, 1982, a great hardship would be created for them if a closing <br />cannot take place by that time. Therefore, your cooperation in issuing a letter <br />of intent would be most appreciated. A closing is presently scheduled for <br />10 A.M. August 12, 1982. <br />Enclosed are copies of the requirement from First Security Title Co., the <br />plat drawing of the lot in question, the recorded plat of North Payne Ave. <br />Addition, and the easement in question for your convenience in considering <br />this matter. <br />Sincerely, <br />Kathleen A.
