Considering emergency and snow plow equipment access, and the number <br />of potential units within the area in question, our office also recom- <br />mends this position, regardless of whether a duplex or triplex is ap- <br />proved. <br />3. Utilities. While utilities are available to the site, the Engineer has <br />stated that the site drops down from County Road B2, and that service <br />to the property will depend largely upon location of any proposed build- <br />ing. As such, any approval for development of the property, should be <br />contingent on favorable review and comment by the City Engineer. <br />RECOMMENDATION <br />Considering the preceding analysis, it is suggested, that development of the <br />property be limited to a two - family dwelling unless all three of the lots <br />previously discussed, are rezoned at once.
