Access <br />has been consolidated at one point on Demont Avenue. The single <br />' driveway will not abut the R -2 property to the east of the site. <br />Finally the 24 foot strip from the Flameburger property is eliminated <br />in the lot rearrangement. <br />3. Flamburger will still have access to Demont via an easement through <br />the Hoggsbreath lot. <br />4. Since the increased parking area will undoubtedly result in increased <br />runoff from the site, the City Engineer should review and comment on <br />drainage. <br />B. Proposed Lot Split - Flameburger <br />1. The proposed division resolves the question of future use of the <br />eastern portion of the Flameburger site. <br />2. In consolidating access at the west end of the Hoggsbreath parking <br />lot, Mr. Mattson eliminates the need to build the extra length of <br />the driveway as previously proposed. <br />3. The lot split can be handled as a simple division. However, the <br />following conditions are suggested: <br />a. Easements for drainage and utilities should be provided along <br />as many property boundaries as is feasible. <br />b. The portion of the Flameburger site which is to be divided <br />off must be legally combined with the Hoggsbreath property. <br />RECOMMENDATION <br />The proposed lot division and parking lot expansion are considered to be con- <br />sistent with both the intent of the Comprehensive Plan as well as the previous <br />approval given by the City.
