At such time, he would <br />be required to comply with park dedication requirements at that time. <br />The issue of park dedication should be subject to recommendation by the <br />Parks Commission. <br />RECOMMENDATION <br />As mentioned in our 29 January 1982 staff report, the proposed day care opera- <br />tion and office space are considered to be an appropriate reuse of the site. <br />The City must determine whether a rental hall is acceptable for the site and <br />the R -B District in general. As previously stated, this will be addressed in <br />a separate, but related report. <br />The P.U.D. conditional use permit accomplishes two things. For the developer, <br />it provides a means to convey part of the property to another owner, enhancing <br />the feasibility of the project. On the other hand the City is provided reasonable <br />assurances as to the use of the site and that the character of the existing <br />structure will be retained.
