NORTHWEST ASSOCIATED CONSULTANTS INC. <br />MEMORANDUM <br />TO: Little Canada Planning Commission, <br />Mayor and City Council <br />FROM: Brad Nielsen <br />DATE: 1 February 1982 <br />RE: Little Canada Mall <br />FILE NO: 758.09 (81.47) <br />BACKGROUND <br />Mr. Norm Brody, representing Viking Partnership, has submitted plans for a <br />small shopping center to be constructed on the south side of Minnesota <br />Avenue just east of the McDonald's restaurant site (see Site Location Map, <br />attached). The property in question consists of Lots 36, 49, 50, 51 and <br />parts of 1 -4, J.F. Eisenmenger's Garden Lots. According to the applicant, <br />they are also currently negotiating for Lot 35. <br />The site is currently undeveloped except for an existing house on Lot 35, <br />and zoned B -3, General Business. Surrounding zoning is entirely B -3 also. <br />The following are land uses adjacent to the site: <br />North: Across Minnesota Avenue C.U.B. Foods <br />East: Two single family homes <br />South: Existing single family homes on Lots 35 and <br />37 <br />West: McDonald's Restaurant and Champlin Oil <br />The proposed building will be one -story and contain approximately 30,560 <br />square feet of retail commercial space (see Exhibit B, attached). The <br />applicant indicates that they plan for two large tenants (one of which will <br />be MGM Liquor Warehouse) with several smaller tenants in between. <br />ISSUES AND ANALYSIS <br />Upon review of the developer's plans, and the Little Canada Zoning and <br />Subdivisions Ordinances, the following issues are raised: <br />4820 minnetonka boulevard, suite 420 minneapolis, mn 55416 612/925 -9420 <br />3 <br />
