D. A site plan showing utilities and utility easements. <br />E. A description of the general operations use in <br />sufficient detail to enable the Building Inspector <br />to determine whether the proposed land use is <br />within the uses permitted in the PUD. <br />In the event a 'fast track' process is implemented in <br />subsequent stages of construction, design development <br />drawings and schematics shall be provided in lieu of items <br />(A) through (E). As used herein, 'fast track' shall mean <br />that plans and construction occur simultaneously. <br />4. The applicant may develop the PUD in stages in accord- <br />ance with the general plan of development attached hereto <br />as Exhibit "A ". <br />5. In the event any real property in the approved PUD <br />permit is conveyed in total or in part, the buyers shall be <br />bound by the provisions of the PUD permit and the Site <br />Development Plan which are the subject of this Agreement. <br />Any conveyance of a lot, building, building site, or part of <br />the development created pursuant to and in conformance with <br />the PUD permit shall not be deemed to create non - conforming <br />lots, building sites, buildings or uses. Subsequent struc- <br />tural additions or alterations may be made provided the pro- <br />visions of the PUD permit, this and other applicable <br />ordinances are adhered to. <br />6. More detailed and complete site and building plans <br />may be required from time -to -time as development proceeds <br />within the project area. <br />7. Any requests for major deviation from the approved <br />plans may require a public hearing and consideration by the <br />City. <br />8. Where there are particular difficulties or unnec- <br />essary hardships resulting from the application of the <br />strict letter of the conditions of this Permit, an appeal <br />may be made and a variance may be granted as provided for in <br />the Code of Ordinances of the City. <br />9. The conditions of this Permit are applied to the land <br />and shall not be affected or altered by any subsequent <br />sales, lease, rental or any other change in ownership or <br />tenant status except as may be modified herein. <br />REQUIRED COMPONENT DETAILS: <br />A. Land Use <br />Description: The Land Use Component attached hereto as <br />Exhibit "A" is hereby approved by the City. <br />08 <br />
