CHLEBECK, Clerk <br />515 Little Canada Road <br />Little Canada, Minn. 55117 <br />484 -2177 <br />December 31, 1981 <br />Mr. & Mrs. Joseph Lunders <br />3031 Payne Ave. <br />Little Canada, MN 55117 <br />Dear Mr. & Mrs. Lunders: <br />MAYOR <br />Raymond Hanson <br />COUNCIL <br />Michael Fahey <br />Beverly Scalze <br />Dennis Forsberg <br />Mugs Nerdinl <br />This letter is being sent to all property owners in the North Payne <br />Avenue Addition who are effected by the drainage easement which crosses the west <br />end of all the lots as well as the north and south line of two of the lots. <br />It has come to the attention of City Officials that all of the effected <br />properties are "registered land" and, therefore e ea ements cannot be <br />properly filed and recorded without th- •wner's Duplicate Certificate of Title <br />It is essential that all the easements be recorded to avoid a defect in your <br />title. If you do not have your Certificate, it may be in the possession of your <br />mortgagee Bank or Savings and Loan. <br />We suggest that you locate your Certificate and deliver it to the office <br />of the City Clerk where you will be given a receipt for it. After your easement <br />has been recorded you will receive your Certificate back with the easement <br />memorialized upon it. If you are unable to cooperate in this endeavor for any <br />reason, please contact the City Clerk so that appropriate arrangements may be <br />made. <br />It is essential that all the aforesaid easements be recorded and that <br />your title is protected from defects. Please heed this letter at your earliest <br />convenience.
