Recommendation <br />I. Approval of the preliminary plat, subject to: <br />1. Remedial soils measures, based upon soil boring data and analysis, <br />shall be submitted to the City Building Official for approval. These <br />measures must provide that the lots proposed in areas with unstable soils <br />can meet building code requirements. <br />2. Council awarding a construction contract for the extension of sanitary <br />sewer to the site. <br />3. Final grading, drainage, and utility plans shall be approved by the <br />Director of Public Works. These plans shall include, but not be limited <br />to, the provision for all drainage to be directed to the interior of the <br />plat. <br />j 4.) The City of Little Canada ordering the extension of water to the site. <br />5. A signed developer's agreement, with the required surety, is submitted <br />to the Director of Public Works for public improvements, including a <br />temporary cul -de -sac for proposed Beam Avenue. <br />6. Dedication of 30 foot wide storm sewer easements, centered on the <br />following lot lines: <br />a. the north line of lot fourteen <br />b. the south line of lot eight, and <br />c. the northeast line of lot six. <br />7. Submission of an erosion control plan, before building permits are issued, <br />which considers the recommendations of the Soil Conservation Service. <br />8. Payment of deferred water assessments. <br />9. The name "Block 2" is to be placed on the lots located south of proposed <br />Beam Avenue. <br />10. Correction of the map scale reference. 1:200 is not correct. <br />II. Council ordering a feasibility study for the extension of sanitary sewer to <br />the applicant's property.
