BACKGROUND <br />Site Description <br />1. Gross acreage: 8.56 <br />2. Net acreage: 6.74 <br />3. Existing land use: single - dwelling home <br />4. The site consists of six platted lots. <br />Surrounding Land Uses <br />Northerly: single - dwelling homes on larger lots in Little Canada. This land <br />is zoned and planned for single - dwelling residential. <br />Easterly: a fourteen acre landlocked, undeveloped parcel. <br />Southerly: undeveloped rear portions of a large, irregularly shaped single - <br />family lots fronting on Keller Parkway and the proposed Ramsey <br />County Ditch seven_pond area. <br />Westerly: three single - family lots, two of which are developed, and Arcade <br />Street. Across Arcade Street are single - dwelling homes and Gervais <br />Lake, all in Little Canada. <br />Past Actions <br />December 1, 1980: The Planning Commission considered a lot division proposal <br />which would have created three parcels without frontage to a dedicated and <br />maintained public street. (See Map Four ) Denial was recommended on the basis <br />that: <br />1. There appear to be other options available for better development of this area. <br />2. The proposal is not consistent with the spirit and intent of the ordinance. <br />3. Once the driveway would be developed, it would be difficult to upgrade it <br />to a City street with City sewer and water and assess this upgrading. <br />4. A hardship has not been demonstrated to exist which is unique to this <br />property. <br />The applicant withdrew the proposal prior to City Council consideration. <br />DEPARTMENT CONSIDERATIONS <br />Planning <br />1..
