Although the rear lot will have the required street frontage, a <br />substantial portion of the east side of the property is taken up by a <br />major drainageway easement. Due to the topography and existing <br />vegetation adjacent to the easement, the applicant has requested that <br />access to the back lot be approved along the east side. <br />Since the existing house on the site already has one driveway onto <br />Viking Drive, a variance is required for the second. In view of the <br />topography and existing trees, the variance is considered to he appro- <br />priate and even desirable. The easement should be wide enough so that <br />the driveway can be five feet from the west lot line. <br />RECOMMENDATION <br />From a planning perspective, the proposed subdivision is considered acceptable. <br />For the reasons presented above, the variance for two driveways is also recom- <br />mended. These approvals should be subject to review by the City Engineer and <br />City Attorney and should be considered preliminary until such time as the <br />applicant submits a proper certificate of survey.
