ORDINANCE NO. <br />AN ORDINANCE AMENDING SECTIONS <br />OF THE LITTLE CANADA ZONING ORDINANCE <br />PERTAINING TO MOBILE (MANUFACTURED) HOMES <br />THE CITY COUNCIL OF LITTLE CANADA HEREBY ORDAINS AS FOLLOWS: <br />Section 1. <br />Section 902.070 of the existing Little Canada Zoning Ordinance is hereby <br />deleted in its entirety. <br />Section 2. <br />Section 903.040 of the Little Canada Zoning Ordinance is hereby amended by <br />adding section H. as follows: <br />Single and Two - Family Dwelling Structures and Units. With the exception of <br />dwelling units within the R -4 Zoning District, every single family or two - <br />family dwelling house hereinafter erected shall conform to the following <br />standards. <br />1. There shall be at least three (3) livable rooms per dwelling units. <br />2. No livable room, except a kitchen, shall have a floor area of less <br />than seven (7) feet wide. <br />3. Any area more than 3'6" below grade or any part of garage shall not <br />be considered a livable area. <br />4. For a single family dwelling, the minimum finished first floor area of <br />the various kinds of dwellings shall be as follows: first floor area <br />as used herein shall mean the overall dimensions of the first floor: <br />(a) One story with basement - 1040 square feet. <br />(b) Multi -level dwellings - 836 square feet. <br />5. For two - family dwelling houses the minimum finished floor area for one <br />and two bedroom units shall be 850 square feet per unit. Each additional <br />bedroom beyond two shall require an additional 120 square feet of <br />finished floor area. <br />6. No residential structure shall have a width of less than twenty -four <br />(24) feet at its narrowest point. Width measurements shall not take <br />into account overhangs or other projections beyond the principal <br />exterior walls. <br />7. All residential structures shall have permanent concrete or wood <br />foundations, which comply with the uniform building code as adopted <br />by the State of Minnesota and which is solid for the complete <br />circumference of the house. <br />8. All single family dwelling, other than earth sheltered hones, shall <br />have at least a 3/12 roof pitch and shall have a shingled roof or tar <br />roof. <br />26 <br />
