Little Canada City Council <br />November 14, 1983 Page Three <br />RECOMMENDATION <br />This proposed development is being processed under the conditional use permit <br />for a PUD application for the balance of the Schreier property to the north. <br />As a CUP, conditions can be placed on concept approval to insure that the <br />development can compatibly exist with adjacent land use. Based on our review <br />of the applicant's development proposal, approval is recommended contingent <br />on the following items: <br />1. The City allows an exception under the PUD to the minimum 4,000 square <br />foot lot area per unit. The proposed site consists of .682 acres, which <br />can support 7.8 units in compliance with the established lot area per <br />unit requirement. The applicant is requesting that 8 units be allowed. <br />2. The required off - street parking be screened from adjacent residential uses. <br />3. The applicant must submit a grading and drainage plan for a detailed review <br />and approval of the City Attorney. <br />4. The applicant provide an improved internal circulation system or pedestrian <br />access to the southern parking lot to allow full utilization of this <br />parking area by all the residents. <br />5. The applicant receive entrance authorization permit from Ramsey County <br />for access to County Road C prior to construction. <br />6.
