Little Canada City Council <br />16 November 1983 Page Three <br />b. Plan must show all joint parking easements and the parking design <br />with adequate number and location of handicapped stalls. Regardless <br />of the location of the individual parking spaces, the total parking <br />on the site must equal the number required by the Little Canada <br />Zoning Ordinance for the separate uses. The totals are as follows: <br />4 unit apartment <br />4,100 square foot office building <br />6,100 square foot retail /service <br />9,600 square foot warehouse <br />8 spaces <br />24 spaces <br />31 spaces <br />10 spaces <br />TOTAL 73 spaces <br />Of these, one handicapped must be located near the entrance to <br />each building. <br />c. The plan must show all access easements. It is recommended that the <br />driveway access be changed from between the apartment building and <br />the office building to between the office and convenience store <br />(see Exhibit B). This will allow adequate room for a 24 foot ease- <br />ment and a line of perpendicular parking next to one of the build- <br />ings and will alleviate the potentially dangerous situation <br />existing at present. <br />2. Nonconformity <br />The applicant should be made aware that the nonconforming uses may not <br />change except to be made to conform with the Zoning Ordinance.
