MAYOR
Bill Blesener
COUNCIL
Rick Montour
John Keis
Michael McGraw
Shelly Boss
515 Little Canada Road, Little Canada, MN 55117 -1600
(651) 766 -4029 / FAX: (651) 766 -4048 ADMINISTRATOR
www.ci.little- canada.mn.us Joel R. Hanson
MEMORANDUM
TO: Planning Commission Members
FROM: Jessica Jagoe, Code Enforcement Officer
DATE: May 15, 2013
RE: 200 -208 Ryan Drive — CUP Amendments, Interim Use Permit, and
CUP for Proof of Parking
Russ Fisher has requested consideration of several planning actions which include
Amendment of Conditional Use Permit (CUP) for Outdoor Storage (Accessory Use),
Issuance of Interim Use Permit (IUP) for Off -Site Outdoor Storage, CUP for Auto - Repair
Major, Renewal of lapsed CUP for Storage Containers, and a CUP for Proof of Parking at
200 -208 Ryan Drive. These planning items are a result of the current uses and needs that
the tenants and property owner have at the site.
I have outlined the code requirements for each of the zoning items requested and inserted
staff comments in italics.
• Amendment of CUP for Outdoor Storage (Accessory Use).
The property owner is requesting an amendment to the current CUP for outdoor
storage to expand the storage area. The current CUP allows for storage along
the east side of the property. The amendment would be to allow two additional
storage areas behind the building. Below are the code requirements for outdoor
storage.
1. The activity of outdoor storage shall require a separate business license
issued by the City of Little Canada.
The property owner has an outdoor storage license and will be required to
continue to obtain upon approval.
2. The storage area in question occupies an area no greater than sixty (60)
percent of the gross square footage of the subject parcel.
