MINUTES <br />Planning Commission <br />July 7, 1983 <br />Ducharme Ms. Bronken replied that City street width requirement was reduced from <br />Subdivision 60 feet to 50 feet for right -of -way purposes. However, the City has <br />(Cont.) always had the requirement of a 60 foot radius on a cul -de -sac. <br />Frattalone <br />Subdivision <br />Mr. Ducharme questioned the Planner's recommendation that he enter into <br />a maintenance agreement with the owner of Lot 2 for the road. Mr. <br />Ducharme asked why Lot 2 cannot access onto County Road B -2. <br />Ms. Bronken replied that the thought was to keep the number of accesses <br />on the main road to a minimum. <br />Mrs. Timmons pointed out that if there was no cul -de -sac the City <br />could not stop Lot 2 from utilizing County Road B -2. Mr. Costa did <br />not feel that the City could deny the driveway on County Road B -2. <br />Ms. Bronken stated that it was the Planner's recommendation that Lot 2 <br />not access County Road B -2. It is the City's decision, however, the <br />County may have something to say about it. <br />Mr. DeLonais stated that the 60 foot radius was needed so that emergency <br />vehicles could turn around in a cul -de -sac. <br />Mrs. Timmons pointed out that the Engineer's report stated that all four <br />lots abutt on an existing street and this was not correct. <br />Mr. DeLonais asked Mr. Ducharme if he was agreeable to the Planner's <br />recommendations. Mr. Ducharme replied that he was. <br />Mr. DeLonais recommended approval of the Ducharme Subdivision pursuant <br />to the recommendation of the Planner in his report dated June 29, 1983 <br />that the cul -de -sac be extended to 60 feet and correcting the Engineer's <br />report to indicate that all four lots do not abutt on an existing street. <br />Motion seconded by Mr. Ducharme. <br />Motion carried 7 - 0. <br />Mr. Frank Frattalone appeared before the Commission and presented a plot <br />plan for the development of his property on County Road C. Mr. Frattalone <br />indicated that he has complied with the majority of the Planner's <br />recommendations, however, there were a couple of items he would like <br />to discuss. <br />Mr. Frattalone indicated that his engineer has stated that when measuring <br />a cul -de -sac it is measured to the middle of the cul -de -sac. The City <br />Planner has indicated that a cul-de-sac is measured to the end. This <br />would put the Frattalone cul -de -sac at about 590 feet, which is 90 feet <br />over Code. <br />Page -2- <br />
