1MINUTES <br />Planning Commission <br />July 7, 1983 <br />Frattalone <br />Subdivision <br />(Cont.) <br />Mr. Frattalone also stated that there is a problem with the additional <br />20 feet recommended by the Planner for lots 12 and 15. Mr. Frattalone <br />pointed out that there is already a buffer for these lots due to the <br />topography of the property. <br />Ms. Bronken stated that Lot 15 did not bother her as much as it is a <br />corner lot, however, she had a problem with Lot 12 as it was a double - <br />fronting lot. Ms. Bronken stated that she felt the recommendations <br />would be covered if there was some burming or buffer on these lots. <br />Mr. Costa asked where the additional 20 feet would come from. <br />Frattalone stated that he would have to move everything around and felt <br />this would interfere with the lay -out of the property. Mr. Frattalone <br />stated that he felt he was entitled to a variance in this case due to <br />the proximity of the Railroad tracks to his property and the sewer <br />easement running through the property. <br />Mrs. Timmons asked if Mr. Frattalone were willing to deed Outlot A to <br />the property owners. Mr. Frattalone stated that he was willing to do <br />whatever the City Attorney recommended in this case. Frattalone stated <br />that he would like to exclude the five lots with lake access from any <br />ownership in the outlot. <br />Mr. Frattalone also pointed out to the Commission that there is a sewer <br />pipe in the property that he must connect to near County Road C. Sewer <br />will have to he run to Schrler's property and then on to Iona Lane. <br />Frattalone stated that he will have to install a pumping station to <br />take care of the sewer. <br />Ms. Bronken stated that she liked the corrections that Mr. Frattalone has <br />made to his plot plan. <br />Mr. Frattalone pointed out that 500 feet is a short cul -de -sac and most <br />cities allow 650 foot cul -de -sacs. <br />Ms. Bronken reviewed the ordinance and explained that the method of measuring <br />a cul -de -sac is to the end of the cul -de -sac. However, Bronken felt that <br />a variance would be justified in this case. <br />Mr. DeLonais recommended approval of the Frattalone subdivision including <br />a variance for the cul -de -sac and disregarding the Planner's recommendation <br />for the addition of 20 feet to the depth of Lots 12 and 15. <br />Motion seconded by Mr. Frattalone. <br />Motion carried 7 - 0. <br />Mrs. Timmons commented to Mr. Frattalone that she felt the outlot ownership <br />should be spread to all the properties in his proposed development. <br />Page -3- <br />
