NORTHWEST ASSOCIATED CONSULTANTS INC. <br />PRELIMINARY PLANNING REPORT <br />TO: Little Canada Planning Commission • <br />FROM: Anne Bronken /David Licht <br />DATE: 22 June 1983 <br />RE: Little Canada - Frattalone Addition Preliminary <br />FILE NO: 758.09 - 83.26 <br />BACKGROUND <br />A Preliminary Plat has been submitted for a 4.08 acre <br />southeast shore of Round Lake (see Site Location Map, <br />subdivision into single family lots is being proposed <br />The property is zoned R -1, Single Family Residential. <br />uses and zones are as follows: <br />North <br />East <br />South <br />West <br />Land Use <br />Plat <br />parcel located along the <br />attached), for which <br />(see Exhibit B, attached). <br />The surrounding land <br />Single family residential <br />Railroad tracks; single family residential <br />County Road C; vacant <br />Proposed Schrier Development <br />Zone <br />R -1 <br />R -1 <br />R -1 <br />R -3, High <br />Density <br />Residentia <br />Although the Plat has been submitted prior to the enactment of the Shoreland <br />Ordinance and therefore is not subject to it, this report will compare the Plat <br />against the proposed regulations. <br />ISSUES AND ANALYSIS <br />The Frattalone Addition is proposing a subdivision of the property into 15 lots <br />which are to be served by one cul -de -sac from County Road C. The under- <br />developed piece of land remaining in the north end of the Plat is intended to <br />be under joint ownership by the owners of the ten lots without lake access, <br />i.e., Lots 1 -4, 10 -15. This piece of land should be labeled Outlot A, since <br />it has no street frontage. The rights and responsibilities of this Outlot <br />should be clearly stated in deeds of each lot involved. The deeds should <br />provide for maintenance of the property as well as use restrictions, speci- <br />fically stating that no structure requiring a building permit will be allowed. <br />The lots are subject to the following requirements of the R -1 zone: <br />Minimum lot area Minimum lot width <br />Interior lot <br />Corner lot <br />10,000 sq.ft. <br />11,000 sq.ft. <br />75 feet <br />80 feet <br />4820 minnetonka boulevard, suite 420 minneapolis, mn 55416 612/925-9420 <br />
