MINUTES <br />September 1, 1983 <br />Five Star Mr. Licht reported that the Management Company for the Five Star <br />Mobilehome Mobilehome Court would like to purchase the City's property on <br />Court Twin Lake Blvd. in order to expand the trailer court. The Planner <br />stated that he is not in agreement with the lay -out the company <br />is suggesting. <br />The Planner Commented that the quality of a development is <br />questionable next to a trailer court. The Planner felt that <br />expansion of the trailer court could be buffered from Twin Lake <br />Blvd. whereas single family would be open to the street. <br />Mrs. Timmons pointed out that during the winter the trailers can <br />be seen from the road presently. The Planner felt it would be <br />possible to intensify the buffering so that the trailers would not <br />be seen at any time. <br />The Planner felt that there would be nothing wrong with the City <br />requiring double -wide lots. <br />The Planner pointed out that the City has the property for sale. <br />Prior to proceeding any further, the Planner has suggested to the <br />management company that they come in with a concept plan. <br />The Planner pointed out that it would be possible to get 10 double - <br />wide lots on the property. <br />Mr. DeLonais commented that a similar proposal was turned down years <br />ago because the residents in the area were opposed to it. <br />Hrs. Kingsbury asked how ;nuch revenue this would bring in to the <br />City. <br />Mrs. Timmons asked if it would be a problem to have ten trailers <br />serviced for fire protection by the City of Little Canada and the <br />rest serviced by Vadnais Heights. The Planner felt that some sort <br />of agreement would have to be worked out between the two cities. <br />The Planner did not know what revenue the property would generate. <br />Mrs. Timmons asked how long the property has been available. <br />The Planner did not know this. <br />Mr. Licht stated that he did not see anything wrong with telling <br />the company what the City wants or with putting stipulations on <br />the development. The City has the power to restrict the deed of <br />the property. <br />Mrs. Timmons pointed out that the property could he left for open <br />space. The Planner stated that open space means maintenance for <br />the City and liability for the City. <br />Page —5-- <br />
