NORTHWEST ASSOCIATED CONSULTANTS INC.
September 6, 1983
Mr. Richard Elias
Regional Manager
Carlsberg Management Company
2800 28th Street
Santa Monica, California 90405
RE: Little Canada, Minnesota - Five Star Mobile Home Court
File No: 758.09 - 83.24
Dear Mr. Elias:
At their meeting on 1 September the Little Canada Planning Commission
briefly reviewed the planned expansion of the Five Star Mobile Home
Court. Through this informal discussion, it was concluded on a split
vote that double wide homes in a physical layout similar to the one
formulated by our office was worthy of further consideration. There
was, however, strong concern in this regard that intense screening and
landscaping be provided along Twin Lakes Boulevard in order to shield
the area from general view.
The Planning Commission noted that there has been past opposition to an
expansion of the park from surrounding property owners. It was felt,
however, that if appropriately done, an expansion would be acceptable and
in fact possibly preferably to single family detached development along
the Boulevard.
Should you decide to continue with this project, we would suggest that
large scale and detailed plans be prepared along the lines which we have
suggested. Should you wish assistance on the buffer and screening, I
can have a landscape architect from our office provide you with suggestions.
Please feel free to contact me on this matter at your convenience.
Very truly yours,
NORTHWEST ASSOCIATED
David R.
