The developer is proposing a density of less than 4 units per acre which <br />is consistent with density recommended by the Comprehensive Plan for <br />this area of the City. <br />5. The site of the property would generate City revenue, plus the City <br />tax base would increase with the development of this land. <br />Design Review <br />Review of the expansion schematic raises the following concerns (Exhibit A): <br />Lot Width. A tier of 15 lots are proposed. Lots 1 -14 are to be single wide <br />lots 50' x 140' and lot 15 is to be a double wide lot that is 100' x 100'. <br />The pad areas for the mobile home unit on the single wide lots are 20' wide. <br />Review of the provided photographs indicate that units cover the entire pad area. <br />This suggests a mobile home unit in excess of 14' wide. The Little Canada <br />Zoning Ordinance requires individual mobile home sites for units in excess of <br />14 feet in width to have a lot width of 65 feet. The lots as proposed are <br />substandard by this standard. <br />Cul -De -Sac. The proposed expansion area is to be served by a 24 foot street <br />ending in a cul -de -sac that is approximately 1,000 feet in length. This <br />design arrangement is totally unacceptable in that access to 15 units depends on <br />one street outlet and a narrow street. The street layout is potentially <br />dangerous from the position that it presents problems for access for emergency <br />vehicles and overall circulation. <br />If the City of Little Canada chooses to accommodate the applicant's request <br />the following design alterations are recommended (Exhibit B): <br />1. All mobile home lots for mobile home units in excess of 14 feet in width <br />shall have a minimum lot width of 65 feet. <br />2. The design layout for the expansion should be revised to provide an <br />improved street system through the expansion area.
