NORTHWEST ASSOCIATED CONSULTANTS INC. <br />June 15, 1983 <br />Mr. Richard Elias <br />Carlsberg Management Company <br />2800 Twenty -Eight Street <br />Santa Monica, California 90405. <br />RE: Little Canada, Minnesota - Five Star Mobile Home Court <br />File No: 758.05 - 83.24 <br />Dear Mr. Elias: <br />In anticipation of your return phone call, I am writing to document our <br />office's review pursuant to your letter to Mr. Chlebeck dated 19 May 1983. <br />The property in question is presently zoned R -1 Low Density Single Family <br />Residential. Mobile home parks within Little Canada require a special R -4 <br />Mobile Home Park District classification. As such, the use is presently a <br />legal nonconforming activity. <br />Should an expansion of the park be pursued, it will require rezoning of the <br />existing utilized area as well as rezoning of the area to be added. For <br />your reference in this regard, I have enclosed a copy of the R -4 zoning <br />provisions which outline standards and submission requirements. <br />I should note to you that the Comprehensive Plan states that expansion of <br />the mobile home park should be discouraged. While this is a policy decision, <br />emphasis is also made by the Comprehensive Plan that the area is to be low <br />density in character. In view of these policy statements, it would appear <br />appropriate for your company to proceed with a Concept Plan review prior <br />to initiating any formal action.
