Chlebeck <br />City Clerk <br />515 Little Canada Rd. <br />Little Canada, Minnesota 55117 <br />Dear Mr. Chlebeck: <br />Carlsberg Management Company of Los Angeles, California presently operates <br />Five Star Mobile Home Community located at 200 Mayfair Road. Little Canada's <br />records refer to it as District 3. <br />Five Star is a 250 space manufactured housing community encompassing <br />approximately 27 acres. It is virtually a community in itself offering: <br />paved and lighted streets, laundry facility, playground facility, <br />recreational vehicle storage area, self contained water supply system, <br />individual refuse removal, spacious open park area and green belt area <br />and much more. One thing Five Star is lacking however is available space <br />for those individuals moving to the Little Canada area interested in <br />affordable manufactured housing. That brings me to the reason for this letter. <br />During a most recent conversation with the city attorney for Little Canada, <br />Tom Sweeney, it was brougnt to my attention that two parcels of land ( A and <br />C) adjacent to Five Star and due north of Twin Lakes Boulevard may be <br />for sale. The exact identification of these two parcels if I am not <br />mistaken is: <br />Section 31, T. 30, R.22 <br />Parcel 5303110- 020 -55 <br />Parcel 5303110- 030 -55 <br />Currently this property is being utilized as a green belt by Little <br />Canada and is zoned R -1. Enclosure "A" attached reflects this particular <br />area. Carlsberg Management Company is interested in acquiring these <br />parcels and has a proposal. <br />This area as it is now and because of its location has no real value to <br />anyone other than aesthetic value. Carlsberg is interested in retaining <br />this value but feels it can be done without sacrificing the entire 4.4 <br />acres.
