NORTHWEST ASSOCIATED CONSULTANTS INC. <br />MEMORANDUM <br />TO: Little Canada Mayor and City Council <br />FROM: David Licht <br />DATE: 28 September 1983 <br />RE: Little Canada - Zoning Ordinance Revision - Gas <br />Station Canopies <br />FILE NO: 758.09 <br />The Speedy Market application for a canopy which extends into a required <br />yard surfaces a question as to the present Zoning Ordinance restrictions <br />on such structures and the trend of such convenience operations. We have <br />recently experienced similar requests for canopies in the cities of Delano, <br />New Hope, Lakeville and Oak Park Heights. These communities have concluded <br />that provided certain conditions are met or maintained, such yard encroach- <br />ments are an acceptable situation. <br />It is our opinion that the Speedy Market case illustrates an acceptable <br />situation in a commercial district where the yard encroachment does not <br />hinder visability which is a prime public safety concern and contributes <br />to the convenience of customers.
