Mkt <br />(q) Each light standard landscaped. <br />(r) Parking or car magazine storage space shall be screened <br />from view of abutting residential districts in com- <br />pliance with Section 4.033.(4) of this Ordinance. <br />(s) Vehicular access points shall create a minimum of conflict <br />with through traffic movement, shall comply with <br />Section 4.036 of this Ordinance and shall be subject to <br />the approval of the City Engineer. <br />(t) Adequate off - street loading space shall be provided for <br />semi - trailer truck transports which does not conflict with <br />internal or external site circulation. Compliance with <br />Section 4.037 is required. <br />The number of parking stalls shall be determined according <br />to the standards imposed upon retail and service estab- <br />lishments and be in compliance with Section 4.036.(10)(p) <br />of this Ordinance, plus other provisions as may be <br />applicable. <br />(v) An internal site pedestrian circulation system shall be <br />defined and appropriate provisions made to protect such <br />areas from encroachments by parked cars or moving <br />vehicles. <br />(u) <br />(w) <br />All signing and informational or visual communication <br />devices shall be minimized and shall be in compliance <br />with Section 4.038 of this Ordinance. A signing plan <br />shall be submitted and shall be processed in conjunction <br />with the application for conditional use permit. <br />(x) Provisions as determined as necessary by the City Council <br />are made to control and reduce noise. <br />(y) No outside storage except as allowed in compliance with <br />Section 4.124(4) of this Ordinance. An enclosed screened <br />area is to be provided for rubbish and dumpsters. <br />(z) All conditions pertaining to a specific site are subject <br />to change when the Council, upon investigation in relation <br />to a formal request, finds that the general welfare and <br />public betterment can be served as well or better by <br />modifying the conditions. <br />(aa) The provisions of Section 4.201.(5) of this Ordinance <br />are considered and satisfactorily met. <br />Section 2. This Ordinance shall be effective from and after its <br />passage and publication. <br />38 <br />
