(9) <br />(ri <br />Motor fuel facilities are installed in accordance <br />with state and city standards and have the approval <br />of the State and City Fire Marshalls. Additionally, <br />that adequate space is provided to access gas pumps <br />and allow through maneuverability around the pumps. <br />Underground fuel storage tanks are to be positioned <br />to allow adequate access by motor fuel transports <br />and unloading operations do not conflict with circu- <br />lation, access and other activities on the site. <br />(h) A protective canopy located over pump island may be <br />allowed as an accessory structure on the property and <br />may be located twenty (20) feet or more from the front <br />lot line, provided adequate visibility both on and off <br />site is maintained. <br />(1) <br />The architectural appearance and functional plan of <br />the building and site shall not be so dissimilar to the <br />existing buildings or area as to cause impairment in <br />property values or constitute a blighting influence <br />within a reasonable distance of the lot. All sides of <br />the principal and accessory structures are to have <br />essentially the same finish treatment. <br />(j) The entire site other than that taken up by a building, <br />structure or plantings shall be surfaced with a <br />material to control dust and drainage which is subject <br />to the approval of the City Engineer. <br />(k) A minimum lot area of twenty -two thousand five <br />hundred (22,500) square feet and minimum lot dimensions <br />of one hundred fifty (150) feet by one hundred thirty <br />(130) feet. The City Council may exempt previously <br />developed or previously platted property from this <br />requirement provided that the site is capable of ade- <br />quately handling all activities and required facilities. <br />A continuous and permanent concrete curb not less than <br />six (6) inches above grade shall separate the public <br />sidewalk from motor vehicle service areas. <br />(m) <br />(n) The lighting shall be accomplished in such a way as to <br />have no direct source of light visible from adjacent <br />land in residential use or from the public right -of -way <br />and shall be in compliance with Section 4.033.(5) of <br />this Ordinance. <br />(o) Wherever fuel pumps are to be installed, pump islands <br />shall be installed. <br />(p) At the boundaries of a residential district, a strip of <br />not less than five (5) feet shall be landscaped and <br />screened in compliance with Section 4.033.(4) of this <br />Ordinance. <br />37 <br />
