NORTHWEST ASSOCIATED CONSULTANTS INC. <br />PLANNING REPORT <br />TO: Little Canada Planning Commission <br />FROM: David Licht <br />DATE: 4 October 1983 <br />RE: Picha Property Subdivision <br />FILE NO: 758.09 - 83.42 <br />BACKGROUND <br />An application for subdivision sketch plan approval has been presented for <br />the Picha property which fronts primarily on Greenbrier and also borders <br />County Road D. The property is zoned R -1 and the use is presently limited <br />to single family detached residential development. Under the proposed <br />subdivision, Lots 6 and .7 are proposed for duplexes. <br />The land in question at this point in time involves Parcel B and the seven <br />lots depicted on Attachment B. Lot A was split from the balance of the site <br />in late 1982. The plan which is presently before you for consideration is the <br />proposed resubdivision drawing submitted as part of the 1982 application dealing <br />with this property. <br />DESIGN ANALYSIS <br />The proposed lots 1 through 5 in question all conform to the lot size require- <br />ments of the Little Canada R -1 zoning classification. From this standpoint, <br />the request is acceptable. It is also felt that the duplex use is an accept- <br />able situation bordering the power line. This is, however, qualified by the <br />comments below relative to area circulation. Should duplexes be determined <br />as appropriate, a rezoning to R -2 will be necessary. <br />Due to the sketch plan status, the applicant has not supplied a significant <br />amount of required preliminary plat information which makes it impossible <br />at this point to evaluate the total acceptability of the request.
