Little Canada Planning Commission <br />4 October 1983 Page Two <br />A concern noted in our office's report on the 1982 lot split was that the <br />County Plat Map indicated that Greenbrier was only a 33 foot dedicated street. <br />It was noted that the extra right -of -way may have previously been dedicated, <br />but not filed. This matter should be clarified by the applicant and addressed <br />and if necessary corrected as part of this platting process. <br />A final concern is that the matter of a through street between Greenbrier and <br />Arcade is now being debated by the City Council. Our office has recommended <br />an alternative which would require modification of the lot configuration proposed <br />for the Picha property in what is proposed to be lot 7. <br />RECOMMENDATION <br />As a result of the amount of information submitted, we suggest that this <br />matter be viewed as a preliminary sketch plan for present. In this regard, <br />we believe a favorable, tentative recommendation is in order for the layout <br />of Lots 1 -6. <br />We would suggest that the applicant proceed to supply the needed information and <br />resolve unanswered questions and submit this information accordingly. We will <br />also take on the responsibility of advising the applicant of the City Council's <br />decision relative to a through street connection between Arcade and Greenbrier <br />following the 12 October meeting at which this is likely to be resolved.
