NORTHWEST ASSOCIATED CONSULTANTS INC. <br />MEMORANDUM <br />T0: David Licht <br />FROM: Dennis Arntson <br />DATE: 6 October 1983 <br />RE: Picha, Rose - Proposed Lot Split <br />FILE NO: 758.09 - 82.32 <br />HISTORY <br />In a staff report dated 30 November 1982, Brad Nielsen stated that Mr. Frank <br />Lentsch, a realtor representing Rose Picha, 770 E. County Road D, had sub- <br />mitted an application requesting a lot subdivision of said property. In the <br />report, the application for the subdivision was recommended contingent upon <br />the resolution of the following five issues: <br />1. That the remaining land be subdivided into smaller sellable lots that <br />will meet or exceed Little Canada's lot size requirements. This re- <br />subdivision is to be recorded with the County to lessen problems of <br />future development. <br />2. A street dedication on the west boundary of said property, on Greenbrier <br />Street, of 66 feet is to be platted and recorded with the County. <br />3. Drainage and utility easements 6 feet in width should be provided along <br />all lot lines for Parcel A, easements for Parcel B should be provided <br />with further platting of that parcel. Said drainage and utility <br />easements are stated in Section 1006.040 of the Little Canada Subdivision <br />Ordinance. <br />4. The existing garage on Parcel B must either be torn down or moved <br />according to statute in said ordinance regarding the existence of an <br />accessory structure as a principal building on a parcel. <br />5. The resubdivision of Parcel 8 is recommended to be done as a formal plat. <br />On 2 December 1982, Mr. Frank J. Lentsch, representing Rose Picha, appeared <br />before the Planning Commission requesting a subdivision of her property. Mr. <br />Lentsch presented before the Commission a legal survey of said property stating <br />that all that is necessary is a simple subdivision. When asked about the <br />existing garage on Parcel B, Mr. Lentsch stated that when Mrs. Picha sells <br />her house, the buyer is given the option to have the garage if he moves it <br />4820 minnetonka boulevard, suite 420 minneapolis, mn 55416 612/925 -9420 <br />
