DRAFT III <br />1D -3 -03 <br />DEVELOPMENT CONTRACT <br />(Developer Installed Improvements) <br />AGREEMENT dated , 19 , by and <br />between the CITY OF LITTLE CANADA, a Minnesota municipal corporation, <br />( "City ") and <br />( "the Developer "). <br />1. Request for Subdivision and PUD Approval. The Developer <br />has asked the City to approve a Planned Unit Development for Round Lake <br />Estates (also referred to in this Agreement as the "PUD "). The land is <br />legally described as;. <br />That part of the Southeast Quarter of the Southwest Quarter <br />of Section 6, Township 29 North, Range 22 West, lying westerly <br />of a line forming the westerly boundary of Round Lake Addition <br />No. 2 and lying northerly of Ramsey County Road C. <br />2. Conditions of Subdivision and PUD Approval. The City <br />hereby approves the subdivision and PUD on condition that the Developer <br />enter into this Agreement. <br />3. Cpnpliance with Laws and Regulations. The Developer represents <br />to the City that the subdivision and PUD will comply with all city, county, <br />metropolitan, state and federal laws and regulations, including but not limited <br />to: subdivision ordinances, zoning ordinances and environmental regulations. If <br />the City determines that the PUD does not comply as approved, the City may, at <br />its option, refuse to allow any construction or development work in the PUD until <br />the Developer does comply. Upon the City's demand, the Developer shall cease work <br />until there is compliance. <br />4. Development Exhibits. The Developer shall develop the <br />subdivision and PUD in accordance with the plans shown on the following <br />83 <br />
