If the proposal meets density requirements, this could not <br />be used as a reason. Mr. Licht stated that a conditional use permit <br />must meet the stipulations of the City ordinance. <br />Mr. Licht felt that single family housing would not sell on this <br />property and also stated that he did not think the City would want <br />more commercial property in this area. <br />Mr. Licht felt that a solution could be reached for access by <br />emergency vehicles. Mr. Licht stated that the positive aspect <br />of the development is that so much green space is preserved. <br />Mrs. Timmons stated that she did not like the idea of outdoor storage. <br />Mr. Dupre stated that he did not like it either, but reported that <br />in his experience it is needed in a development of this type. Mr. <br />Dupre also reported that there are full basements under the townhouses. <br />Mrs. Timmons asked the type of construction that is being proposed. <br />Mr. Dupre replied that the units will be stick built. <br />Mr. DeLonais recommended approval of the combination of the lots <br />into one lot. <br />Motion seconded by Mrs. Kingsley. <br />Motion carried 5 — 0. <br />Mr. French recommended approval of a conditional use permit for townhouses <br />in an R -2 zoning district. <br />Motion seconded by Mr. DeLonais. <br />Motion carried 5 — 0. <br />Mr. French recommended approval of a conditional use permit to construct <br />two townhouse buildings on one lot subject to drainage and utility <br />easements, the recommendations in the Planner's report, expansion of the <br />driveway to at least 30 feet wide with the curb cut remaining at 24 <br />feet, and opening up of the rear parking area to accommodate emergency <br />vehicles and garbage trucks. <br />Motion seconded by Mr. Ducharme. <br />Motion carried 5 — 0. <br />Page —5— <br />
