MINUTES
Planning Commission
May 5, 1983
Dupre Mr. Dupre informed the Commission that he is proposing to build two
Townhouses buildings of townhouses. There will be 4 units in each building.
(Cont.) Each building will have two two- bedroom units and 2 three - bedroom
units.
Mr. DeLonais asked Mr. Dupree if he agreed with the Planner's
recommendations in his report. Mr. Dupre replied that he was in
agreement with the report.
Mr. DeLonais pointed out that the City Engineer must review the grading,
drainage and landscaping plans.
Mrs. Timmons pointed out that in the three bedroom units, one
of the bedrooms would be over the front room of another unit. Mr.
Dupree stated that this was correct and this is the way he would
like to build the buildings if his attorney determines this to be
O.K. Mr. Licht pointed out that the same situation exists in a
condominium. Mr. Dupre stated that if he cannot proceed this way
he has an alternate plan in which this will not occur.
Mrs. Timmons asked if there was room for the turn around of emergency
vehicles in the parking lot proposed.
Mr. Dupre pointed out that he is planning for future outdoor storage.
Mrs. Timmons commented that in a previous proposal additional garage
space was requested so that outdoor storage would not be necessary.
The Planner pointed out that Mr. Dupre will need two conditional use
permits. One for two buildings to be constructed on one lot and the
other for townhouses in an R -2 area.
Mr. Ducharme pointed out that Mr. Dupre would like to park cars on
one side of the proposed road. Mr. French pointed out that the road
is proposed at 24 feet wide. French felt that this would cause a
problem in the winter time.
Mrs. Timmons asked Mr. Dupre if he felt the units would be rental
or owner- occupied. Dupre replied that he was only interested in
owner - occupied units.
Mr. Licht pointed out that there is room to make the road wider as it
goes back on the lot.
Mr. Ducharme stated that he felt the density proposed for the property
was too great.
Mr. Licht pointed out that previously fourplexes were proposed for
the property. Licht felt that townhouses were a better solution.
Licht also pointed out that the property is currently two lots and
should be combined into one.
Page -4-
