PLANNING REPORT <br />TO: Little Canada Planning Commission <br />FROM: Anne Bronken <br />DATE: 3 May 1983 <br />RE: Dupre Townhouses - Subdivision and CUPs <br />FILE NO: 758.09 - 83.17 <br />BACKGROUND: <br />A request has been filed to combine Lots 4 and 5 of Block 1 of the Trowbridge <br />Addition located on Demont Avenue (see Site Location Map, attached). The <br />applicant is proposing to build two townhouse structures with four units each. <br />The property is zoned R -2, Medium Density Residential, in which multiple -unit <br />structures of four units or less are a conditional use. The proposal for two <br />structures on one lot also requires a Planned Unit Development CUP. <br />All the surrounding property is zoned B -3. The surrounding land uses include <br />single family residential on the east, vacant land to the north, commercial <br />uses and parking to the west and a trailer court south of Demont Avenue. <br />ISSUES AND ANALYSIS: <br />Comprehensive Plan. The proposed development is exactly consistent with <br />the Comprehensive Plan for the area which proposes medium density residential <br />in the same location. It is intended to be a transitional use between the <br />low density residential use to the east and the commercial uses to the west <br />and north. <br />Subdivision. The proposed combination of lots meets the size requirements of <br />the R -2 district as follows: <br />Minimum lot area <br />Minimum lot width <br />Requirement <br />15,000 sq.ft. <br />125 ft. <br />Proposed <br />45,299 sq.ft. <br />196.61 sq.ft. <br />The applicant will need to submit an actual surveyed plat showing existing and <br />proposed lot lines for the purpose of filing. The plat should include all the <br />informational requirements of the Subdivision Ordinance. A utility and drainage <br />easement of at least 6 feet will need to be added along the west boundary.
