Little Canada Planning Commission <br />3 may _1933_ <br />Site Plan and CUPS. The proposed site plan meets the size requirements of <br />the Ordinance as follows: <br />Minimum lot area /unit <br />Front setback <br />Side setback <br />Rear setback <br />Requirement Proposed <br />4,000 sq.ft. /unit <br />30 ft. <br />15 ft. <br />No requirement for <br />PUD <br />5,662 sq.ft. /unit <br />35 ft. <br />East -15'; West 17' <br />78 ft. <br />The site plan shows a 25 foot wide curb cut which the applicant plans to <br />reduce to 24 feet in accordance with the Ordinance. <br />Two parking spaces per unit are required which translates into 16 total spaces <br />for the proposed development. Eight garage spaces and eight exterior spaces <br />have been proposed. However, the five parallel spaces along the driveway <br />are only 20 feet long and should be increased to 23 feet. Enlargement of <br />these spaces may necessitate a redesign of the parking area which shouldn't <br />be a problem since the garages can be moved to within 5 feet of the lot line <br />(but should be inside all drainage and utility easements). <br />The applicant plans to build a fenced storage area in the rear yard. These <br />plans, when ready, should be approved by the City Building Official. <br />The two -story structures are located 45 feet apart which amply meets the PUD <br />spacing requirement of no closer than one -half the sum of the two building <br />heights. <br />Grading, Drainage and Utilities. The City Engineer should review and comment <br />on the grading, drainage and utility service to the site. However, it is felt <br />that a portion of the driveway at 20% slope would be uncomfortably steep. This <br />section should be regraded to a maximum of a 15% slope and desirably a 10% <br />slope. The grade of the rear parking area at a 6% slope should not be <br />increased at all. <br />Landscape Plan. As a provision of the CUP, a landscape plan must be. submitted. <br />Plantings have been lightly indicated on the site plan, however, more infor- <br />mation is needed, specifically the location, type (genus and species) and size <br />and spacing of material of all proposed plantings plus an indication of all <br />unbuilt areas, i.e., sod, seed, bituminous, etc. <br />Building Plans. Architectural elevations and floor plans have been submitted <br />(see Exhibits D, E and F, attached). <br />page -l5- <br />
