NORTkiWEST ASSOCIATED ,CONSULTANTS INC.
MEMORANDUM
TO: Little Canada Mayor and City Council
FROM: David Licht De
DATE: 6 June 1983
RE: Transportation - Allen Avenue
FILE NO: 758.09
On 6 June during staff hours, Mr. Chlebeck and I met with the property
owner along Arcade who owns property where the proposed extension of
Allen Avenue between Greenbrier and Arcade would be located. The pre-
sent alignment according to the aerial photo is questionable as it
would take part of the existing single family house. This would suggest
either locating the proposed road either further south or further north.
The property owners apparently have a possible buyer for the southern
portion of their tract which could be split off. This situation suggests
that the City must seriously evaluate the extension of Allen Avenue at this
time. This situation is further compounded by the fact that a relocation
of the present proposed alignment to the north of the existing house is
questionable due to the close proximity of Westwind Avenue. (The jog
created by any probable offset is seen as objectionable from a traffic
planning perspective.)
Also bringing this matter to a head is the fact that a realtor has con-
tacted our office suggesting that the property owner just east of the
present Allen Avenue right -of -way, east of Greenbrier is apparently
interested in subdividing. Finally, while not directly tied to the Allen
Avenue connection to Arcade, Mr. Lee LeMay will apparently be bringing
a petition in for the construction of the east -west street just south of
the transmission lines, plus at least a portion of the north -south street
which would connect to the Allen Avenue extension.
These natters are raised as it is our understanding that this matter will
be discussed at your meeting on 8 June. Should you wish our assistance
in your planning and deliberation on this issue, please advise me
accordingly.
cc: Joe Chlebeck
Don Carley
Tom Sweeney
Ed Locke
JUN 7 1983
CITY OF
LITTLE CANADA CITY OF
LITILE CANADA
4820 minnetonka boulevard, suite 420 minneapolis, mn 55416 612/925 -9420
2
