PAUL, MINNESOTA 55102 All that part of the South 356 feet of Lot 2, Block 1, Riley's Gervais Lake Addition lying Westerly of line described as: Beginning at a point on the South line of said Lot 2 distant 220 feet East of the Southwest corner of said Lot 2 and running North 18° 25' East to Gervais Lake and there terminating, Ramsey County, Minnesota. TITLE OPINION This is to certify that we have examined the Abstract of Title for the above - described property, compiled by the Abstract Clerk of Ramsey County, St. Paul, Minnesota, insofar as it relates to the real estate property above - described, which said property is located in Ramsey County, Minnesota. Said Abstract contains entries from 1 to 116, inclusive, and was last certified by the Abstract Clerk of Ramsey County on July 24, 1981, at 8:00 a.m.; and from such examination we are of the opinion that the fee title to the subject premises on said last mentioned date was in the name of: The Estate of EMMA F. BRUNSON, subject, however, to the following limitations: LIMITATIONS: 1. Because of the old certification date of this Abstract, we have reviewed the current records of the office of the Ramsey County Abstract Clerk. A personal representatives deed dated October 1, 1981 has been filed with the Ramsey County Recorder on October 5, 1981 as Document No. 2128223 from Joan T. Smith, personal representative of the Estate of Emma F. Brunson to Ray Kroiss Homes, Inc. 2. Property is subject to a tile ditch permit dated October 14, 1939 and filed April 26, 1940 as Document No. 970458 in favor of the State of Minnesota. Said document creates an easement for a 15 foot ditch and grants the right to construct, repair, maintain and use the ditch in favor of the State of Minnesota. The document also recites that the State shall have the right of ingress to and egress from the easement property for the purpose of maintaining and repairing the ditch.
