NORTHWEST ASSOCIATED CONSULTANTS INC. <br />MEMORANDUM <br />TO: Tom Sweeney <br />FROM: Brad Nielsen <br />DATE: 14 January 1983 <br />RE: Minnesota Mini - Storage - Development Agreement <br />FILE NO.: 758.09 (80.30) <br />Bruce Hubbard has submitted most of the information which we requested to <br />be included as exhibits in the development agreement for the above- refer- <br />enced project. As of this writing the only item not yet submitted is the <br />Signage Plan. Enclosed please find the following: <br />Exhibit A Boundary Survey and Legal Description (It should be noted <br />that the survey includes all the property owned by Hubbard. <br />The P.U.D. application and approvals to date only include <br />the westerly parcel). <br />Exhibit B Site and Utility Plan (If possible we would like to refer <br />to this exhibit as the "Development Plan "). <br />Exhibit C - Grading and Drainage Plan. <br />Exhibit D - Landscape Plan and Bid. <br />Exhibit E Signage Plan (The applicant has not yet submitted this <br />exhibit). <br />Exhibit F - Sample Tennants Agreement. <br />We are also enclosing copies of the building plans for the project. As I <br />indicated in our phone conversation, I'm not sure if it is necessary or <br />even desirable to include these in the development agreement. <br />I have enclosed a copy of our memo to John LeMay and you, dated 20 July <br />1982, in which we forwarded a copy of a development agreement which was <br />prepared for a previous request similar to Minnesota Mini- Storage. Although <br />our comments in that memo are still valid, we feel three items should be <br />emphasized. First, the purpose of the agreement and reason for processing <br />the request as a P.U.D. should be stated. In this case it was primarily <br />due to the number of principal structures in the project. Secondly, the <br />activities allowed must be limited to the mini - warehouse function for build- <br />ings numbered 1 -9 on Exhibit B.
