MINUTES <br />PLANNING COMMISSION <br />JUNE 8, 2006 <br />understanding that it may be possible to apply for a Variance to extend the <br />proposed cut-de-sac about 80 feet to get that lot back into the plan. <br />Johnson stated that he understands that he may have to do some wetland <br />miCigation if the cut-de-sac is extended. Right now the cut-de-sac is <br />proposed at 500 feet and Johnson suggested a 580 foot long cut-de-sac. <br />Knudsen noted the Planners comments regarding pedestrian access to the <br />proposed park area shown on the plat as well as the wetland. The City <br />Planner noted that the Park Commission would review the proposed plat <br />relative to park dedication requirements. The Planner indicated Chat the <br />comment in the report was to call out possible park and/or <br />connections/improvements that the Park Co~n~nission may require. <br />Johnson indicated that the concepC plan is being revised to eliminate Lot 4 <br />since there is an existing garage in the area that his neighbor does noC want <br />to remove. Therefore, he would like to extend the cut-de-sac by 80 feet to <br />get another lot to replace Che loss of LoC 4. <br />The City Planner stated that Che Subdivision Code allows for a longer cul- <br />de-sac based on existing topography or wetland area. Given this area is <br />significanCly impacted by wetland, the conditions could be present to <br />warrant granting a variance for cut-de-sac length. The Planner indicated <br />that his office would be supportive of such a request. <br />Socha asked about the existing homes on LaBore Road. Johnson indicated <br />that he owns 3032 and 3046 LaBore Road, and reported that the house at <br />3046 LaBore Road would be taken down to make room for the street. <br />Duray asked if a wetland systems impact plan would be developed. <br />Johnson reported that he has hired an engineer who will take care of these <br />details. <br />Hall asked if Johnson owned 3040 LaBore Road. Johnson replied Chat he <br />did not. Johnson reported that he and the owner of 3040 LaBore Road <br />will be trading some land as part of the plat development. The Planner <br />noted that 3040 LaBore Road is a long narrow property with a home on it. <br />The property will be reconfigured trading the back portion of the lot in <br />exchange for additional frontage on LaBore Road. 3040 LaBore Road is <br />included in the plat given the property exchanges that will take place. <br />Louie LaCasse, 3050 LaBore Road, pointed out that his house will be <br />adjacent to the proposed cut-de-sac. LaCasse asked if he would be <br />assessed for this road improvement. The City Planner indicated ChaC the <br />developer will be constructing the project and will pay for all streeC and <br />utility costs. <br />
