Little Canada Planning Commission <br />31 March 1983 Page Three <br />RECOMMENDATION <br />Review of the applicant's request indicates that the proposed auto body shop <br />does not qualify as a home occupation as defined in the Little Canada Ordinance. <br />The use proposed by the applicant is independent of the applicant's residence <br />and inconsistent with existing zoning and the character of the neighborhood. <br />An auto body shop of this type would be more appropriately located within one <br />of the City's industrial parks. Due to the nature of the proposed use and its <br />incompatibility with the existing development, zoning and City land use policies, <br />we recommend that the conditional use for a special home occupation - auto <br />body shop be denied. <br />As lots of record, Mr. Lane's property exists as legal nonconforming lots, <br />however, resubdivision requires the lots to conform to current Subdivision <br />Ordinance standards. The resubdivision of Mr. Lane's property would result <br />in a western lot that does not meet the minimum required frontage and lot <br />access would require a private driveway easement.
