Protect residential development from adverse environmental <br />impacts, including noise, air, and visual pollution. New <br />residential development shall be prohibited when noise and /or <br />air pollution exceed accepted standards and negative impacts <br />are not correctable by construction, site planning or other <br />techniques. <br />12. Preserve the character of low and medium density neighborhoods <br />by preventing encroachment from higher use types and by <br />buffering these neighborhoods from other types of land use. <br />Industrial: <br />Page 34 2. Require new industrial development to located in the existing <br />industrial park. <br />4. Identify industrial activities complementary to existing activities <br />and promote and facilitate the development of such industries in <br />Little Canada. <br />Subdivision. Mr. Lane owns 1.6 acres of land that abuts Arcade Street. Mr. <br />Lane's property exists as two lots of record (see Exhibit 8), however, Mr. Lane <br />is requesting to combine these lots and replat the property into two lots of <br />equal size (see Exhibit C). <br />The existing lots of record do not conform with the lot design standards <br />established in Section 1006.020 of the Little Canada Subdivision Ordinance, <br />however, as lots of record, these lots were grandfathered in as legal non- <br />conforming lots when the Subdivision Ordinance was adopted. At the time of <br />resubdivision of this property, the newly created lots must conform to the <br />current Subdivision Ordinance requirements. <br />The proposed resubdivision will create a lot that does not have the minimum <br />frontage on a public street. Lot access is proposed to be a 20 foot driveway <br />easement. Private roads and driveways that do not meet City street standards <br />have been discouraged in the past, as they present potential public safety <br />problems by limiting access for emergency vehicles. <br />Building Size. The proposed garage is 32' x 56' or 1,792 square feet. <br />Accessory residential structures in excess of 1,000 square feet require a <br />conditional use permit in accordance with Section 903.02.0.4. of the Little <br />Canada Zoning Ordinance. <br />4.1 <br />
