NORTHWEST ASSOCIATED CONSULTANTS INC. <br />March 28, 1983 <br />Mr. Duncan McClellan <br />2300 3rd Street N.W. <br />New Brighton, Minnesota 55112 <br />RE: Little Canada - Heather Oaks <br />File No: 758.09 - 82.08 <br />Dear Mr. McClellan: <br />W <br />MAR 31 1983 <br />CITY OF <br />LITTLE CANADA <br />As a follow -up to the City Council meeting on 23 March, I am writing to <br />document our understanding of the issues and status in your applications <br />relative to Heather Oaks. <br />1. Drainage. The City Council's apparent primary concern is drainage <br />in the area of your property. I believe that it is fully recognized <br />that this natter is not totally your responsibility, but that until <br />such time as this matter is resolved, the City cannot proceed to <br />allow a greater runoff and compound the existing situation. As I have <br />suggested to you, I would urge that you stay in contact with Mr. Carley <br />on his pursuing this matter. <br />2. Viking Drive Setbacks. There was some indication that the Council <br />would possibly accept the requested variances to the front yard setback <br />in view of the excessive distance to the paved portion of the road. <br />It was in fact suggested that if increased useable open space might <br />be created to the rear of the units, a further reduction of the front <br />yard might be considered. <br />3. Viking Drive Curb Cuts. As we discussed by phone, a clarification by <br />MnDOT is required as to what they are saying relative to the curb cuts <br />onto Viking Drive. We presume that you will follow through on this <br />and supply appropriate documentation. If our office can, however, be <br />of assistance regarding this matter, please contact me. <br />4. Recreation Area. While this addition as recommended by the Planning <br />Commission did not receive a highly positive response from the Council, <br />I do believe it is an item that should be maintained in the plan as <br />long as it does not negatively affect water storage capacity and drainage. <br />4820 minnetonka boulevard, suite 420 minneapolis, mn 55416 612/925 -9420 <br />
