MINUTES <br />PLANNING COMMISSION <br />JULY 13, 2006 <br />building since 1999 and has had Che outdoor storage in Chis particular <br />location that entire Cime. Kromroy reported Chat he needs outdoor storage <br />in order to operate his business. <br />Duray asked about the ri ailers that are stored on the property. Kromroy <br />reported that he has one trailer that will be removed from the property. He <br />indicated that Dan Harrington from Retrofit Recycling can address the <br />recycling trucks which are stored on siCe. <br />Dan Harrington reported that Retrofit's trucks are constantly on the move <br />and make two to three day runs, picking up recyclable products in other <br />states, bringing the materials back to their site for packaging and <br />reshipping to other locations. <br />The City Planner indicated that as long as the trailers are in use, they are <br />allowable under the ordinance. <br />The Planner pointed out that the Code allows outdoor sCOrage in the I-P <br />District by CUP subject to conditions. The Advanced Masonry proposal <br />meets all the conditions except for one that outdoor storage is limited Co <br />the rear yard of the property. The Planner stated that given Chis fact, a <br />Variance request was also processed. <br />Knudsen stated that he is sympathetic to the situation, and pointed ouC that <br />if the outdoor storage were in the rear yard, there would not be an issue. <br />Knudsen reported that Yorkton Industrial Park is a good looking area. <br />Knudsen stated that he was inclined to not support the outdoor storage in <br />the side yard, however. <br />Duray indicated that from the business's standpoint this maybe the best <br />location for the outdoor storage, however, there is no hardship present Co <br />warrant granting Che variance. Duray asked what the alternatives are. The <br />Planner indicated that without the variance, the outdoor would have to be <br />relocated Co Che rear yard or moved inside the building. <br />Kromroy indicated that in addition to fencing the outdoor storage area, he <br />would be willing to add landscape screening. He pointed out YhaC no other <br />location on the property works. <br />The Planner indicated that there are two issues to consider. The first is the <br />outdoor storage itself. The second is Che aesthetics of the storage. The <br />Planner indicated that if the Commission feels Che outdoor storage is <br />appropriate, then perhaps the issues of focus would be aesthetics and <br />screening. <br />3 <br />
