MINUTES <br />PLANNING COMMISSION <br />JULY 13, 2006 <br />Kromroy pointed out that Che City Planner has indicated that the outdoor <br />storage area is in the side yard, given Chat City Code defines the front yard <br />as the narrow side of a property on a corner lot. Kromroy pointed out that <br />his building faces Yorkton Blvd. and his property has a Yorkton Blvd. <br />address. Therefore, based on the actual use of the property, Che outdoor <br />storage area is in the rear yard. Kromroy indicated that he needs 3,000 <br />square feet of outdoor storage area. He also indicated that he is willing Co <br />screen the outdoor storage area with an 8-foot high cedar fence and would <br />move the gate to the east elevation so that it is not visible from Yorkton <br />Court. Kromroy indicated that there are 50 parking spaces on his site, <br />which are more than adequate for parking needs. <br />Kromroy felt that he met the Conditional Use Permit conditions for <br />outdoor storage, and was unsure as to what is necessary to meet the <br />criteria for a Variance. He indicated Chat the businesses in his buildings <br />are contracting in nature and require outdoor storage. He also pointed out <br />Chat they have had problems with theft, and require secured outdoor <br />storage. <br />Knudsen pointed out Chat an option would be to add a cold storage area <br />onto the building. He indicated that this would be more secure than a <br />fenced outdoor storage area. Kromroy indicated that fenced outdoor <br />storage was adequate for the security he needs. <br />Duray asked about the definition of front yard. The Planner indicated that <br />the City ordinance defines the front yard as the narrow side of a corner lot. <br />Therefore, the Yorkton Court side of the property (south side) is <br />considered the front yard of this site. The rear yard would be the north <br />side of the lot. <br />Kromroy pointed out that the north end of the property is at the opposite <br />end of the building space that his business occupies. Moving the outdoor <br />storage to Che north end would not work because it would be too far from <br />his space, and it would interfere with the side door used by the tenant at <br />that end of the building. Kromroy also noted Chat he has a truck dock in <br />the outdoor storage area that he wants to maintain within that storage area. <br />Kromroy reported that he has looked at the other buildings within the <br />Yorkton Industrial Park and indicated that there are two other businesses <br />that have the same storage situation he does. Knudsen reported that he <br />looked at the park and found one other business with outdoor storage in <br />the side yard rather than the rear yard. <br />Kromroy stated that he is requesting a CUP for outdoor storage and a <br />Variance, if one is required.
