War <br />MINUTES <br />Planning Commission <br />March 3, 1983 <br />Heather Oaks <br />Mrs. Timmons pointed out that $112,000 is not alot of money for a <br />family with children to pay for a home and felt that there would <br />be children in this development. Timmons stated that in view of <br />the fact that there was not adequate footage between the units <br />and in view of the fact that 30 units are proposed, she was not in <br />favor of the development. Timmons stated that she was opposed to <br />the variance just to get more units in. Timmons stated that she <br />did not feel this type of density was needed. <br />McKenzie stated that they requested 32 units a year ago. <br />Mrs. Timmons suggested that perhaps the project should go in in two <br />phases. Mr. McKenzie stated that they do not want to build in <br />two phases. <br />Mr. DeLonais asked if all the entrances were 20 feet apart. Mr. <br />McKenzie replied that they were. <br />Mr. Licht commented that he can justify two structures being 20 <br />feet apart but no more than that. <br />Mr. Thul stated that the front units would not cause a problem to <br />the neighbors, it is the unit on the left that is the problem. <br />Thul asked the distance in the backyard of this unit. McKenzie <br />replied about 40 feet. <br />Mr. Thul felt that this unit would depreciate the value of his <br />property. Thul stated that he is not fighting anything, but this <br />one unit. <br />Mr. Costa asked the amount of square footage of this property. Mr. <br />McKenzie replied that there is 6.62 acres of which 3.3 acres are <br />buildable. <br />Mr. Ducharme stated that the chances of the City wanting to take <br />over Viking Drive are slight and pointed out that the City recently <br />turned down Demont Street. <br />Mr. Costa stated that he could not see where anyone would want to <br />be 20 feet from their neighbor and have no recreation area. McKenzie <br />pointed out the common yard. <br />Mrs. Timmons suggested that the same requirements apply to this <br />development as other lots in the City with regard to setbacks. <br />Mr. Costa stated that he did not think the developer was considering <br />the people who will live in this development. McKenzie replied <br />that they are not doing anything that will not sell. <br />Mr. Vitale asked how much space there is in the backyards. Mr. <br />McKenzie replied that there is 60 feet between buildings. <br />Page —7— <br />
