The site is zoned <br />R -2, Medium Density Residential, in which two - family structures are a per- <br />mitted use. The site is surrounded by the following land uses and zoning <br />districts: <br />North <br />East <br />South <br />West <br />Land Use <br />Multiple Family Structure <br />Vacant <br />Interstate right -of -way <br />vacant <br />Single Family Homes <br />Zoning District <br />R -3, High Density Residential <br />R -1, Single Family Residential <br />R -1, Single Family Residential <br />R -1, Single Family Residential <br />The applicant is proposing to subdivide the property along an existing sewer <br />easement and develop only the southern half. The northern lot is basically <br />a pr)tected wetland. <br />The applicant has also requested variances from design requirements of the <br />P.U.D., which will be discussed in the following text. <br />ISSUES AND ANALYSIS: <br />Comprehensive Plan.
